Who Is the Best Real Estate Agent in Bountiful, Utah?
I am Julie Burningham, a REALTOR® with Equity Real Estate. I list homes for sellers and represent buyers in Bountiful and across south Davis County.
Bountiful is my hometown. I grew up here. I went to Bountiful Junior High and graduated from Viewmont High School. I skated at the Bubble and took swimming lessons at the pool. The Bubble is gone now — the South Davis Recreation Center took its place, with an ice rink, a pool and a good deal more besides — but a fair amount of my childhood happened on that ice.
I have spent the twenty-one years since living and raising a family in south Davis County, so I have watched this city from the inside for most of my life — the streets, the schools, the way the bench and the valley floor are two different places, and how all of it has changed across more than one market cycle.

How should you actually choose an agent in Bountiful?
"Best" is not a title anyone can hand out honestly. What you can do is judge an agent against things that are checkable. Here is what I would test for in this city specifically, and you should hold me to the same standard.

First-time home sellers
This is my specialty and the work I am proudest of. Selling a house for the first time is not hard because the paperwork is complicated. It is hard because nobody tells you what your house is actually worth, which repairs are worth making, what it costs to sell, or what happens in what order. You are asked to make a six-figure decision with no experience to draw on.
I sit down with first-time sellers and go through all of it — the value, the prep, the timeline, the net proceeds — before anyone talks about listing. No pressure and no obligation. Most of my clients tell me afterwards that the thing they needed most was simply knowing what came next.
Pricing your home properly
I price from verified MLS sold comparables in your own neighborhood and your own school boundary, and I show you the comparables rather than handing you a conclusion. If you disagree with my number, you will be able to see exactly why I arrived at it.
Selling and buying at the same time
Most of my clients are doing both at once: selling the condo or the starter home or the house they have outgrown, and buying the next one in the same stretch of weeks. Handling both sides is how the two closings line up.
Deciding whether to sell at all
I hold a Utah property manager license alongside my sales license, so if you are weighing selling your current home against keeping it as a rental, we can look honestly at both sets of numbers — your actual equity, your actual payment, actual local rents — instead of assuming a sale is the answer. Sometimes it is not. You should hear that from your agent.
Buyers
Full buyer representation for move-up buyers, first-time buyers, and families relocating into Davis County, including transfers to Hill Air Force Base.
What that looks like in practice here: I check the school boundary for every address before we tour it, I tell you which side of the city fits your commute, and I am straightforward about which mid-century homes are going to hand you a project. Bountiful's housing stock is largely 1950s to 1970s, and two houses on the same street at the same price can be a decade apart in what they will ask of you.

Judge the local knowledge for yourself
Growing up somewhere is not the same as being able to prove you know it, so rather than assert it, here are two guides I wrote:

So when you ask about a school, a boundary or a junior high transition, the answer comes from someone who has been through it twice, once as the student and once as the parent, rather than from a rating website.
Questions to ask any agent you interview, including me
- Which elementary, junior high and high school does this specific address feed, and how did you verify it?
- What is wrong with this house, or with my asking price?
- Show me the sold comparables you priced from, not just the number.
- If I sell and buy at the same time, exactly how do you keep the two closings from leaving me between houses?
- Will you still take my call in two years when I need a contractor or a value check?
