Centerville

Primary market

Julie's home city and where her office sits. Centerville runs from the valley floor at about 4,370 feet up to a true Wasatch bench above 5,500 feet, so the housing splits sharply between established 1960s–80s neighborhoods below and newer view-lot construction above. Deuel Creek, Ford Canyon, and Bamberger trails climb the bench; the Legacy Parkway Trail runs the west side. Most of the city is zoned to Viewmont High School, though a northwest corner near the Farmington line falls in the Farmington High boundary. Population roughly 16,900.

Farmington

Home to Station Park and Lagoon, plus a FrontRunner station that makes it one of the easiest Davis County commutes to Salt Lake. Farmington has grown fast — it doubled between 2000 and 2020 and now sits near 26,000 — so the stock skews newer, with a small historic downtown core and the Oakridge golf community. Farmington Pond, Farmington Creek Trail, and Farmington Canyon anchor the east side; Farmington Bay the west. Mostly Farmington High School.

Woods Cross

Entirely valley floor and built around its FrontRunner station — the commuter rail access point for most of south Davis County. A mix of established mid-century homes and newer higher-density construction, at around 11,500 people. Hogan, Mills, and Mountain View parks; Legacy Parkway Trail along the west edge. Woods Cross High School, though the far west side is zoned to Bountiful High.

West Bountiful

The quietest market on this list and the slowest-growing — about 5,900 people, barely changed in decades. That means established, low-density, larger-lot valley-floor housing and very little new subdivision inventory, so when something comes up it moves. City-owned Lakeside Golf Course and City Park on Pages Lane. Note: all of West Bountiful is zoned to Viewmont High School, not Woods Cross High — this one trips up buyers constantly.

Bountiful

The largest and most established city here at about 45,000, and the only one on this list that lost population between 2020 and 2024 — turnover in long-held homes is the story. Main Street sits at 4,400 feet and Bountiful Boulevard at 5,138, a 700-foot climb that creates a real view premium on the bench. Mueller Park Trail, Bountiful Ridge Golf Course, the Bountiful Temple, and the South Davis Recreation Center. Bountiful is split across three high schools — Bountiful, Viewmont, and Woods Cross — so always check the specific address.

North Salt Lake

The newest housing stock in south Davis — the city has grown two and a half times since 2000 to nearly 24,000, heavy on master-planned and higher-density product. Foxboro and the Eaglewood golf community are the two names buyers ask for. Eaglewood Golf Course, Tunnel Springs Park, Hatch Park. Mostly Woods Cross High School, though the west side, including Foxboro, is zoned to Bountiful High.

Fruit Heights

The only city here that sits entirely on the bench — no valley-floor section at all, starting at 4,639 feet and climbing past 5,190. Small at about 6,000 people, low-density and hillside, with essentially no commercial core. Nicholls Park and its castle-themed Castle Heights Playground are the community hub. All of Fruit Heights is zoned to Davis High School, which is located in Kaysville.

Kaysville

Home to Davis High School, the district's flagship, at about 33,000 people. A historic Main Street core wrapped in large 1980s–2000s subdivisions with continued growth on the east bench and west side. Barnes Park, Wilderness Park, Heritage Park, and the Angel Street Soccer Complex. Important: southwest Kaysville — roughly a third of the city — is zoned to Farmington High, not Davis High.

Layton

Davis County's largest city at about 84,000, and the widest range of housing here: mid-century Hill Air Force Base–era homes through the center and west, 1990s–2020s subdivisions on the east bench and far west. Adams Canyon climbs from a trailhead on Eastside Drive to a waterfall; Layton Commons, Ellison Park, and Kays Creek Parkway anchor the parks. Layton Hills Mall, a FrontRunner station, and the Layton Temple, dedicated in 2024. Split between Layton High and Northridge High, with a south edge in the Davis High boundary.

Syracuse

The fastest-growing city on this list — roughly three and a half times larger than in 2000, now around 38,400, overwhelmingly new construction on former farmland with flat valley-floor lots. The Antelope Island causeway starts here, the only road access to the state park. Jensen Nature Park, Founders Park, Rock Creek Park, and the Syracuse Temple, dedicated in 2025. Split between Syracuse High and Clearfield High — southeast Syracuse is Clearfield.
