Woods Cross is the flattest market in this part of Davis County, and that is not a throwaway detail. There is no bench section here — the whole city sits on the valley floor. No view premium, no hillside lots, no 700-foot elevation swing to account for. Pricing is a cleaner exercise than it is one city north or south, because you are comparing genuinely comparable homes.
The housing runs in two directions from there: established mid-century homes on the older streets, and newer higher-density product — townhomes and smaller-lot construction — built more recently. Those two are not the same buyer, and the gap between them is where most of the negotiating happens.
Woods Cross schools
Most of the city is served by Woods Cross High School, though the far west side — roughly everything west of 800 West — falls in the Bountiful High boundary. One thing that surprises people: the Woods Cross High boundary extends well past the city, picking up most of North Salt Lake and part of Bountiful — while West Bountiful, despite the name and the proximity, is zoned to Viewmont High School instead. Confirm any address with Davis School District rather than assuming the city name tells you the school.
The FrontRunner commute
Woods Cross is built around its FrontRunner station, which functions as the commuter rail access point for most of south Davis County — people drive here from neighboring cities to catch the train. If a car-free commute into Salt Lake matters to you, this is the shortest walk to it in the area, and it is priced accordingly.
Parks and the trail
Hogan Park, Mills Park, and Mountain View Park handle the day-to-day, and the Legacy Parkway Trail runs along the west edge of the city for flat, uninterrupted miles on foot or bike.
