Fruit Heights

Fruit Heights is the smallest city I serve by land area, and the most expensive. At 2.3 square miles and roughly 6,100 residents, it functions as one neighborhood pressed against the Wasatch front — the only city in this part of Davis County that sits entirely on the bench, with no valley floor at all, starting at 4,639 feet and climbing past 5,190. US-89 runs through town, there is essentially no commercial core, and most residential land is zoned R-1-12, so quarter-acre lots and larger are the norm, not the premium.

Ellison Farms is both a neighborhood and its own park off Old Farm Road; the Creekview area and the streets around Nicholls Park are the other names buyers hear. The east bench holds the larger custom homes — Rock Loft Ridge and Rock Loft Estates, Hidden Springs and Deer Crest at Hidden Springs, Mountain Ridge Estates. Cherry Heights, Orchard Farms, Barton Manor, Somerset Place, Fairway Cove, Spring Hollow, Whispering Oaks and Pine Ridge fill in the rest, with Goldspur Estates the newest.

Fruit Heights is the one city in my service area where sellers cannot count on speed. Homes here have been averaging around 120 days on market, up from 88 a year ago. Pricing and preparation decide the outcome here.

There is no school inside city limits, but no boundary split to worry about either: the entire city is zoned to Davis High School in Kaysville. Younger students attend Burton or Morgan elementary and Fairfield or Kaysville junior high. Assignments go by address, so confirm yours with the Davis School District.

Davis Park Golf Course is inside city limits, Nicholls Park has the castle-themed Castle Heights Playground and the Gailey Trail, the Bair Canyon and Bonneville Shoreline trailheads sit at the east edge of town, and Cherry Hill is next door in Kaysville. Downtown Salt Lake City is 21 to 24 miles out; FrontRunner is in Farmington.

Buying and Selling a Home in Fruit Heights, Utah

Fruit Heights is the outlier in Davis County: it is the only city here with no valley-floor section at all. The whole city sits on the bench, starting around 4,639 feet and climbing past 5,190. Everything is hillside, everything is low-density, and there is essentially no commercial core — no strip centers, no downtown, no big-box anything.

That produces a small, quiet, almost entirely residential city, and it also produces a specific kind of inventory: larger lots, sloped sites, and views that come standard rather than at a premium. If you are comparing Fruit Heights against a valley-floor city on price per square foot alone, the comparison will mislead you — the land is doing a lot of the work here.

What no boundary split is actually worth

In Davis County, school lines move money. Kaysville, Bountiful, Layton and Syracuse are all split, and in Kaysville the Davis High line can separate two houses on the same street. Fruit Heights has none of that — every address feeds Davis High. Comparing a Fruit Heights home against one in Kaysville, that is one fewer variable to price in and one fewer way for a deal to surprise you late.

Nicholls Park and the castle

Nicholls Park is the community hub, and its castle-themed Castle Heights Playground is the landmark people actually name when they describe the city. With no commercial center, the park does a lot of the social work that a downtown would do elsewhere.

What to expect as a buyer

Inventory is thin simply because the city is small. Expect fewer listings at any given moment than in Kaysville or Layton next door, and expect to compare across city lines when you shop. That is a normal part of a Davis County search, and it is worth doing deliberately rather than by accident.
