Prices are holding; sales volume is not. Through August, 94 homes closed in Centerville in 2026 against 129 over the same months in 2025 — down 27%. But almost all of that gap is two months. May and June are normally Centerville's peak, and this year they came in at 10 sales each against 26 and 25 last year. April was actually up.

What has not softened is price. The median sold price rose from about $534,000 to about $560,000, and sellers are still getting 94% to 100% of asking — the same as last year. That is not what a distressed market looks like.

What has softened is time. Homes averaged about 48 days on market through August, against 39 in 2025 and 34 in 2024. Buyers have room to think that they did not have a year ago.

One caveat: Centerville closes somewhere between 7 and 26 homes in a month. At that size, a handful of deals slipping across a month boundary swings the percentages hard.
