Layton

Layton is the largest city in Davis County and the one with the widest range of housing. Mid-century Hill Air Force Base-era homes run through the center and west, and subdivisions from the 1990s through the 2020s fill the east bench. East Layton and Oak Forest sit above Valley View Golf Course. New construction concentrates in West Layton — Three Farms Jenkins Fields, Trailside, bigger lots at The Estates at Major Farms, Seboya Farms for 55-plus buyers and Towns on Main townhomes. A "Layton comp" means little until you say which part of Layton.

Hill Air Force Base is the engine under this market — Utah's largest single-site employer, with 26,893 personnel and $12.76 billion in economic impact in 2024, and both its south and east gates inside Layton.

Layton High and Northridge High are both in the city, along with four junior highs — Central Davis, Legacy, North Layton and Shoreline — and thirteen elementary schools. The city is split between the two high schools and a southern edge falls in the Davis High boundary, so verify your address with the Davis School District before you buy.

Downtown Salt Lake City is about 25 miles south and Ogden 15 north. The Layton FrontRunner station sits on Main Street, three I-15 interchanges serve the city, and the West Davis Corridor added an interchange at 2700 West in 2024.

Adams Canyon climbs from the bench to a waterfall, the Kays Creek Parkway runs 2.5 paved miles past Hobbs Reservoir, and Valley View and Sun Hills are public golf. Ellison Park has a splash pad and eight pickleball courts, Surf 'n Swim has an indoor wave pool, and the Kenley Amphitheater fills Layton Commons Park with summer concerts. Layton Fest owns Friday nights in July and August, Liberty Days closes the Fourth, and the Layton Temple was dedicated in 2024.
