Who Is the Best Real Estate Agent in South Weber, Utah?

If you search "best real estate agent in South Weber," the first names you see paid to be there. That is how those lists work. Nobody audited them, nobody ranked them, and no one checked whether any of them has ever driven South Weber Drive at 7:45 on a Tuesday morning.

So instead of telling you I am the best, I am going to do two things. First, lay out how I think you should actually judge an agent in a town this small. Then show you my own record against those same standards, including the part that does not flatter me, and let you decide.

Said plainly, up front

I have been a licensed Realtor since January 2026. That is the honest part, and you would find it in thirty seconds on the state license lookup anyway, so I would rather say it than have you discover it. What I have is twenty-five years of owning property in this county, four children raised through this school district, sixteen years of teaching, and a year spent acting as my own general contractor on a full renovation. If you want an agent with three decades of transactions, that is a completely reasonable thing to want and it is not me. Read the rest and decide whether what I do have is worth more to you.

How should you actually choose an agent in South Weber?

South Weber is 4.7 square miles and sells roughly two dozen homes in a busy month. That size changes what matters. In a big market you can hide behind volume. Here, an agent either knows the difference between a bench lot on Cedar Bench Drive and the same floor plan three streets down, or they do not. Four questions I would ask:

1. Do they actually know this town, street by street?

Not "Davis County." South Weber. Ask them which junior high a South Weber address feeds. Most will say the wrong one, because a major national listing site publishes the wrong one. The answer is Sunset Junior High, not North Layton, and the district’s own boundary map is where you check that.

2. Will they tell you no?

An agent who has never talked a client out of a house is an agent who gets paid when you buy. In South Weber the honest "no" usually sounds like: this house is beautiful and you have a rising seventh grader and you have not driven the route to Sunset yet. Or: you want walkable shops, and this city does not have them.

3. Do they handle both sides?

Most people moving within Davis County are selling and buying at once. An agent who only lists, or only buys, is handing half your transaction to someone else at the moment the two halves have to line up. I do both.

4. Are they going to be here afterward?

A year from now, when you need a plumber recommendation or a comparable sale for a refinance, is that person still in Davis County? I have lived in this county since 2001 and I am not going anywhere.

The school knowledge is not a talking point. Four of my children went through Davis School District and I taught in it. When a South Weber seller tells me the junior high commute is hurting their showings, I do not have to guess whether that is real. And when a buyer asks which schools an address feeds, I check it against the district’s own locator rather than the listing sheet — which is how I found that a major national portal has South Weber’s junior high wrong.

The renovation matters more than it sounds. In 2024 and 2025 I acted as general contractor on a full home renovation that included a basement accessory dwelling unit. I hired the subs, I got the bids, I watched the change orders. South Weber is full of 1990s and 2000s houses with unfinished basements and thirty-year-old kitchens. When you walk one with me and ask "what would it cost to fix this," you are getting a number from someone who paid it, not a shrug.

The credentials. Utah Real Estate License 14265491, held with Equity Real Estate. I also hold a Property Management License. My education is a Master of Science, a Bachelor of Science and a Bachelor of Arts. I work as part of the Real Estate Power Team of Specialists, which means when something outside my lane comes up, there is a specialist on it rather than me improvising.


Why I think real estate is worth understanding

I came to this from teaching, and I work with people the way I worked with students: find out what someone actually needs, then be straight with them about the gap between that and where they are. I also work as a life coach, which sounds unrelated to buying a house until you have sat with a family deciding whether to sell the home their children grew up in. That decision is rarely only financial.

Outside work I hike, I garden seriously enough that "plant nerd" is fair, and I serve with Soroptimist International, an organization that works on education and opportunity for women and girls. The hiking is relevant to South Weber, as it happens: this is a city where the Bonneville Shoreline Trail runs along the foothills above town and Weber Canyon starts at the eastern city limit. I can tell you what that access is genuinely like because I use it.

Judge the local knowledge for yourself

Rather than claim I know South Weber, here is some of it, and you can check every line against the sources I name.

  • Schools. Every South Weber address currently feeds South Weber Elementary (K–6, 1285 East Lester Drive), Sunset Junior High (7–9, in Sunset, on the far side of Hill Air Force Base) and Northridge High School (10–12, Layton). HighMark Charter School, K–9 at 2467 East South Weber Drive, is the one school in town outside the district. I verified all three assignments in Davis School District’s own boundary locator.
  • The market. Redfin put the median South Weber sale price at $625,687 over the three months ending July 2026, up 9.3% year over year, at $223 per square foot, with a median 43 days on market.
  • The housing stock. 94% single-unit and 95% owner-occupied. There is very little attached housing here — Deer Run Townhomes is one of the few options — so if a client wants a townhome in South Weber specifically, I will tell them how short that list is before we start.
  • The carrying cost. City water, sewer, storm drain and garbage run about $132.73 a month before water usage, per the city’s own fee schedule. Property tax averages roughly 0.54%, about $2,519 a year.
  • The geography. South Weber cannot sprawl. The Weber River, Hill Air Force Base and the mountain are hard edges on three sides, and South Weber Drive is the one continuous east–west road. That shapes both the commute and why lots here have held their value.
  • The town. Canyon Meadows Park on Petersen Parkway has the pickleball courts and the bike track. The Posse Grounds on Old Fort Road still has a paddock and a fire pit. Country Fair Days has run the first week of August since 1976.

South Weber is part of the northern Davis County corridor I work every week, along with Clinton, Clearfield, Syracuse, Sunset, West Point, Layton, Kaysville, Fruit Heights, Farmington, Centerville, Bountiful, West Bountiful, Woods Cross and North Salt Lake.

Being straight with you: I live in Centerville, not South Weber. What I have in South Weber is the district knowledge, the market data, the streets, and a professional reason to be there constantly — not a mailbox. If having an agent who lives inside the city limits matters most to you, that is a legitimate preference and you should follow it.


Questions to ask any agent you interview, including me

Interview more than one. Ask all of us the same five things and compare the answers, not the marketing.

  1. Which schools does this specific address feed, and how did you verify it?
  2. What is wrong with this house, or with my asking price?
  3. Have you sold in this neighborhood, and what did you learn?
  4. Who is on your team when something goes wrong at closing?
  5. What would make you tell me not to buy this?

On the first one, watch what happens when you ask how they verified it. "The listing said so" is the wrong answer in South Weber specifically, because the listing sites have it wrong.
