Best Schools in South Weber, Utah: A Parent's Guide

South Weber is a small city with a simple school answer and a complicated school commute. The whole city is 4.7 square miles, wedged between the Weber River on the north and the Hill Air Force Base fence line on the west, with the bench and Weber Canyon closing it in on the east. That shape decides almost everything about where South Weber children go to school.

In a city like Clinton or Layton, the first thing I tell a buyer is that the boundaries split the town and you have to check your exact address. South Weber is the opposite. Every home in the city currently feeds the same elementary, the same junior high and the same high school. That part is easy. The part that surprises people is that two of those three schools are not in South Weber, and one of them sits on the far side of an Air Force base.

I am a Realtor with Equity Real Estate here in Davis County. Four of my children went through Davis School District, I taught elementary music, and I have owned a home in this county since 2001. Every school name, grade level and address below was checked against Davis School District's own boundary locator and the schools' own websites — not against a listing site. Here is the guide I wish every family moving to South Weber had.

How school grades are organized in South Weber

Davis School District still uses the older three-tier structure, and this catches out-of-state families every single time. Elementary school runs kindergarten through sixth grade. Junior high is seventh through ninth. High school is tenth through twelfth.

So your ninth grader is a junior high student here, not a freshman in high school. If you are moving from a state that uses middle school, that is a real adjustment for a fourteen-year-old, and it is worth talking about before you sign anything.

Every public and charter school serving South Weber, Utah

That is the complete list. There is no district junior high or high school inside South Weber city limits, and there is no second elementary. If a website shows you a longer list, it is showing you schools that are simply near South Weber, not schools your address feeds.

South Weber Elementary: the only district school in town

South Weber Elementary sits at 1285 East Lester Drive, off South Weber Drive in the middle of the older part of town. It serves kindergarten through sixth grade. The main office is 801-402-3750, and the school runs a separate line for kindergarten through second grade at 801-402-3770.

I ran several South Weber addresses through the district's own Elementary School Locator for 2025–2026, from the west end near the base fence to the far east end up by the canyon. Every one of them came back South Weber Elementary. For a city this size that is exactly what you would expect, but it is worth saying plainly, because it means there is no elementary boundary line running through South Weber that you have to shop around.

Practically, that means the elementary question in South Weber is not "which school," it is "how far is the walk." Homes in the older grid near Lester Drive and South Weber Drive are close enough to walk. Homes up on the east bench and out in the newer subdivisions are a drive or a bus ride. If having your six-year-old walk to school matters to you, tell me before we start looking, because it narrows the map considerably.

Sunset Junior High: the assignment buyers get wrong most often

Sunset Junior High, at 1610 North 250 West in Sunset, takes South Weber's seventh, eighth and ninth graders. If you look at a map, this will not feel intuitive. Sunset is on the west side of Hill Air Force Base, and South Weber is on the east side. The base is not a through route, so the trip goes around it.

This is not a walk-to-school situation, and it is the single detail I would most want a buyer with a rising seventh grader to understand before they fall in love with a house here. It is a real bus ride, and it means junior high pickups, forgotten instruments and after-school activities are a bigger logistical deal in South Weber than they are for a family in the middle of Layton or Syracuse.

I want to be careful here: I am telling you the ride is long, not that the school is a problem. Plenty of South Weber families are happy with Sunset. But the drive is a fact of life you should plan for rather than discover in August.

Northridge High School

Northridge High School in Layton — the high school every South Weber address feeds.

Northridge High School is at 2430 North Hill Field Road in Layton and serves grades ten through twelve. When I checked South Weber addresses against the district's High School Boundaries map for 2025–2026, Northridge came back every time.

Northridge's attendance area runs from South Weber down the east side of Hill Air Force Base into north Layton, which is why the boundary looks so long and thin on the map. South Weber sits at the very top of it. Your student is at the far end of a large boundary, not in the middle of it, and that is worth knowing when you are thinking about early-morning practices and late-night games.

HighMark Charter School: the in-town option

HighMark Charter School is at 2467 East South Weber Drive, on the east end of town. It is a free public charter school serving kindergarten through ninth grade, and it opened in August 2012. Shawn Miehlke is the principal.

HighMark's whole identity is business and entrepreneurship. Students build and market their own companies through programs the school calls HighMarket and KidsBiz. The curriculum leans project-based rather than test-based, tutoring is built into the last thirty minutes of the day three times a week, there is a one-to-one student-to-Chromebook ratio, student-led clubs run in grades five through nine, and there are twelve athletic programs for grades six through nine. Ninth graders take a business trip.

Two things matter for a family choosing a house:

• A charter has no boundary. You do not have to live in South Weber to attend HighMark, and living in South Weber does not guarantee you a seat. You apply. If there are more applicants than seats, seats go by lottery. Applications for the 2026–2027 school year are open on their website now.
• HighMark ends at ninth grade. Its students move on to a high school for grades ten through twelve, and for a family living in South Weber that is normally Northridge. So a HighMark family still cares about the Northridge boundary eventually.

HighMark offers tours every school day from 9:00 a.m. to 2:00 p.m. with no appointment needed. If you are house hunting in South Weber and charter school is even a maybe for you, go walk the building on the same trip. It costs you twenty minutes and it answers the question.

South Weber has no dual language immersion school

Davis School District runs Spanish, Chinese and French dual language immersion, starting in first grade. None of those programs are in South Weber, and this is a common disappointment for families moving in from Salt Lake County or from out of state. The closest programs:

Getting into one of these from a South Weber address means a boundary permit, and it means asking the school directly about transportation before you count on it. Immersion is a wonderful program and it is also a daily driving commitment from this side of the base. Go in with your eyes open.

How do school boundaries actually work here?

Davis School District draws a boundary around each school and assigns every home inside it to that school. Your address determines your three assigned schools automatically — you do not choose them, and you do not apply for them. If you want a school other than your assigned one, that is a separate process called a boundary permit, covered below.

South Weber is unusual in Davis County in that one boundary covers the whole city at each level. In Clinton, Layton and Syracuse, the line runs through the middle of town and two houses on the same street can feed different schools. That does not happen here today. It could in the future, which is the next question.

How do I check which schools a specific address feeds?

Go to Davis School District's Planning page, which is where the district keeps its "Find My School" tools. There are three separate maps, one per level:

• Find My Elementary School
• Find My Junior High School
• Find My High School

Each one opens a map with a search box. Type the full street address, wait for the suggestion to appear underneath, and click the suggestion rather than just pressing enter. The assigned school name appears in the panel on the right. You have to run all three separately; there is no single lookup that gives you all of them at once.

What is open enrollment, and when do I apply?

In Davis School District, open enrollment is called a boundary permit. It is how you ask to attend a school other than your assigned one — a different elementary, or a junior high closer to a grandparent, or the school where a sibling already is. Here is the timeline the district published for the 2026–2027 school year:

How to apply: families already in the district use the myDSD portal, under Tools, then "Apply for Open Enrollment Permit." If you are moving in from out of district, call Student & Family Resources at 801-402-5261 instead. Kindergarten permit requests go straight to the school rather than through the portal.

Two honest cautions. A boundary permit is not guaranteed — a school that is full will not take one, and the district publishes which schools are open. And a permit is granted to a student, not attached to a house. Never buy a home on the assumption that a permit will come through.

Do the boundaries change?

Yes, and Davis School District has been actively redrawing. The district ran boundary studies through 2025 and proposed changes for the 2026–2027 school year, with stated goals of balancing enrollment, setting boundaries for new schools, and creating cleaner feeder patterns into the junior highs. Most of that work has been in the Syracuse and west Davis growth areas rather than South Weber, but "not this time" is not the same as "never."

The practical rule: check the district's locator for the school year your child will actually attend, not the year you are house hunting. If you are buying in the fall for a child starting the following August, those can be two different answers.

Which South Weber school is the best one?

I get asked this constantly, and in South Weber the question does not really work the way people expect it to. There is only one district elementary, one junior high and one high school for the whole city, so there is no "better side of town" to buy into. The real choice in South Weber is between the district path and HighMark, and that is a question about fit — whether a small, project-based, business-focused K–9 school suits your particular kid — not a question about rankings.

If you want test scores and ratings, they are published on the Utah State Board of Education's report card and on the usual third-party sites. I will happily pull them for you. I just will not pretend a single number tells you whether your child will be happy in a building.

How much do schools affect home values in South Weber?

Less than you would think, and for a specific reason. In cities where a boundary splits the town, you can see real price differences street to street, because two otherwise identical houses feed different schools. South Weber has no such line. One elementary boundary covers the entire city, so there is no boundary premium to buy or to avoid.

What actually drives South Weber prices is lot size, whether you are up on the bench with the view, how new the house is, and how much finished basement you are getting. For context, Redfin put the median South Weber sale price at $625,687 over the three months ending July 2026, up 9.3 percent from the same period a year earlier, with homes selling in a median of 43 days.

Where schools do show up is in who buys. South Weber attracts families who want a bigger lot and a quieter street and are willing to accept a longer school run to get it. When a listing sits, the junior high drive is often part of the reason — not because the school is poor, but because a buyer with three kids in three different buildings did the math. That is a marketing problem with a marketing answer, and it is the kind of thing I plan for when I list a South Weber home.

Matching the right school to the right house in South Weber

Choosing a school and choosing a house are the same decision in a town this size, and they are easier to make together than one after the other. Some families here want the short walk to South Weber Elementary and will trade lot size for it. Some want to be close to HighMark. Some are planning around a ninth grader who is going to be on a bus to Sunset for the next three years and want a house that makes that morning survivable.
