Living in West Bountiful, Utah: An Honest Guide from a Local Realtor
People ask me three things about West Bountiful, usually in this order. What do homes actually cost. How bad is the commute. And is it really as quiet as it looks from the freeway. Here are honest answers, with the numbers and the place names, including the parts that do not make it into a listing description.

Where West Bountiful Actually Sits
West Bountiful is small and deliberately so: 5,917 people at the 2020 census, spread across about three and a third square miles. It is bordered by Centerville to the north, Bountiful to the east, Woods Cross to the south, and the Legacy Nature Preserve and the Great Salt Lake wetlands to the west. Downtown Salt Lake City is 11 miles south. The city was incorporated as a town in 1949 and became a third-class city in 1962.
That geography explains most of what makes the place feel the way it does. There is no bench and no canyon here — West Bountiful is the flat farmland side of south Davis County, which is why the lots are bigger and the streets are wider than in the older Bountiful neighborhoods up against the mountain. It also means the city has a hard western edge. It cannot sprawl toward the lake, because the preserve is there. What gets built here from now on gets built on the land that is left.
Home Prices and Cost of Living
I am going to give you several numbers rather than one, because the published figures disagree and you should see that for yourself:

None of those is wrong. They measure different things — an estimate of every home's value versus what actually sold versus what is currently asked. The spread between them, about $60,000, is roughly the width of the honest answer to "what is my house worth." Anyone who gives you a single confident number for a city this small is rounding off a lot of uncertainty.
West Bountiful sells only a few dozen homes in a typical year, so citywide averages are built on a thin sample and one unusual sale moves them. Ask for the actual comparable sales on the street you are considering — not the city median. I will pull them for you whether or not you end up working with me.
On the rest of the cost of living: Utah gives owner-occupied homes a substantial exemption on residential property tax that second homes and rentals do not get, so your tax bill depends on whether the home is your primary residence. Davis County rates and the current exemption are published by the county, and I would check them for the specific parcel rather than assuming.
The Neighborhoods, in Plain Language
West Bountiful is too small to have districts the way Bountiful does. What it has is a handful of named subdivisions and an older original core, and locals talk about them by name:

The practical difference between them is lot size and age, not prestige. There is no bad end of West Bountiful. What there is, is a real gap between a 1960s rambler on a third of an acre and a new Ivory build, and they attract completely different buyers at similar prices.
Schools
West Bountiful is served by Davis School District, which still uses the three-tier structure: elementary through sixth grade, junior high for seventh through ninth, high school for tenth through twelfth. There is one public school inside the city limits, West Bountiful Elementary at 500 North 800 West — rebuilt as a STEM-focused school that won the 2020 Learning By Design Grand Prize for elementary schools. After sixth grade, students generally continue to Bountiful Junior High and then Viewmont High School, both in Bountiful.
Boundaries are set by address, not by city, and south Davis County has three high schools within a few miles of each other, so confirm your specific address with the district before you write an offer. Getting to Work
This is where West Bountiful quietly beats a lot of Salt Lake suburbs. You have three real options and they fail at different times, which is the whole point:

I-15
The default
Runs through the eastern edge of the city. Fastest when it moves, and the first thing to jam.

Legacy Parkway
The relief valve
SR-67, 11.5 miles from I-215 to Farmington, opened in 2008. No billboards along it by law.

FrontRunner
No driving at all
Woods Cross station, 750 South 800 West, with about 230 free park-and-ride spaces.

Legacy Parkway is the one people underrate. It was built as an alternative to I-15 through south Davis County and it is genuinely scenic — the western side runs against roughly 2,225 acres of protected wetland. The original 55 mph limit and semi-truck ban were part of a settlement with the Sierra Club; both expired in 2020, and the limit is now 65.
US-89 is the fourth option and the one locals use when both freeways are bad. From most West Bountiful addresses you are choosing between four routes to the same place, which is not something you can say from most of the valley.
The Outdoors
For a city of three square miles, the recreation here is disproportionate, mostly because the city owns a golf course and the state built a trail along its western edge.

City parks are open 6am to 10:30pm, and boweries can be reserved from April 15 to October 15 — residents can book starting the second Monday in January, non-residents the second Monday in March. If you want the big bowery for a July reunion, that January date matters.
Day to Day
City Hall is at 550 North 800 West, next to the pickleball courts and across from the elementary school — the civic center of town is one intersection. The city runs an arts council and a youth city council, which for a town this size means the volunteer base is real and you will be asked to join something.
For shopping you are driving a few minutes, not a few miles. Gateway Crossing on 500 West in Bountiful covers everyday retail, and the full range of grocery stores, restaurants and services along Bountiful's 500 West and Main Street corridors is five to ten minutes from any West Bountiful address. There is no full grocery store inside the city limits. In practice nobody notices, but it is worth knowing before you assume you can walk for milk.
The Parts People Do Not Put in the Brochure
Winter inversion. This is the Wasatch Front's real drawback. Cold air settles in the valley for stretches of January and February and the air quality gets genuinely poor. West Bountiful sits low and flat, so it gets the full version rather than the bench version. If anyone in your family has asthma, come look in January, not June.
The refinery. The HF Sinclair refinery sits at 393 South 800 West in Woods Cross, just past West Bountiful's southern boundary. It has been there for decades and most residents stop registering it, but you can see it and occasionally smell it from the south end of the city. I would rather tell you now than have you discover it on your second showing.
Inventory is thin. Three and a third square miles, mostly built out, with owners who tend to stay. In a given month there may be only a handful of homes for sale in the whole city. If you are set on West Bountiful specifically, you are waiting for the right house rather than choosing among ten.
The west side is being planned right now. The city has been holding community meetings on a West Side Housing Concept Plan. If you are buying on the west edge, go read what the city has published and go to a meeting. This is public information and it is the kind of thing that changes what is next to you in five years.
I-15 is still I-15. Having Legacy Parkway and US-89 as alternates is a genuine advantage, but when the whole corridor backs up, it backs up. Eleven miles to downtown is a twenty-minute drive at 10am and can be double that at 5pm.
Who West Bountiful Is Right For
It fits people who want a bigger lot and a quieter street than the same money buys in Bountiful proper, who commute to Salt Lake and value having more than one route, and who want their kids at one small elementary where the school is four blocks from City Hall. It fits people who like that a city of 5,900 runs its own golf course.
It is a poor fit if you want walkability — this is a drive-to-everything town. It is a poor fit if you need a large selection to choose from on a deadline, because the inventory is not there. And it is a poor fit if winter air quality is a serious health concern for your household, in which case the east bench of Bountiful or somewhere out of the valley entirely is a more honest recommendation than West Bountiful.
