If you search that question, you will mostly get a list of agents who paid to be on it. Ranking sites sell placement. So instead of telling you I am the best agent in Clearfield, I am going to tell you how to judge one — and then give you enough real information about me that you can decide for yourself.

How should you actually choose an agent in Clearfield?
1. Do they actually know this city, street by street?
Here is a test question that separates real Clearfield knowledge from a Google search. Ask: how many junior high boundaries reach into Clearfield? The answer is five — North Davis, Sunset, West Point, Syracuse and North Layton — and there are three high school boundaries, with Clearfield, Syracuse and Northridge all drawing from this city. Most agents will tell you Clearfield kids go to Clearfield High. Most of them do. Plenty do not, and a family that finds that out in August has a problem no one can fix.
2. Will they tell you no?
An agent who agrees with everything you say is not helping you. In Clearfield, where much of the housing stock is 1950s to 1970s and condition swings enormously from street to street, you need someone who will say “this roof is at the end of its life,” or “your price is twenty thousand too high,” or “go stand in this backyard on a Tuesday afternoon before you fall in love with it.”
3. Do they handle both sides?
Most people are selling and buying at the same time. If your agent only really works one side, the timing between the two becomes your problem to manage. I do both, which means the sale and the purchase get sequenced together rather than hoped at.
4. Are they going to be here afterward?
Transaction count tells you how busy someone was last year. It does not tell you whether they will pick up the phone in three years when your furnace dies and you need a name. Longevity in one county is worth more than volume.

I have lived in Davis County for 21 years
This is the part I would weigh most heavily if I were you. I have owned a home in this county since 2001 and have lived in Centerville for 21 years. That means school routes, boundary changes, which streets flood, which contractors show up — the kind of knowledge you cannot pick up quickly, and cannot fake in a listing appointment.
I do not live in Clearfield. I live in Centerville, about twenty minutes south, and my office is at 1851 North 200 East there. And I became a licensed Realtor in January 2026. You should know both of those before you read another word, rather than find them out later. What I do bring to Clearfield is twenty-one years in this county, four children through this school district, and research on this city I have published for anyone to check.
In 2024 and 2025 I was the general contractor on my own house
Not a client’s house. Mine. I ran a full renovation — deck, bathrooms, and a basement accessory dwelling unit — scheduling the trades, pulling it together, and paying for it. That project is why I am in real estate.
It matters in Clearfield more than it would in a newer city. Most of what sells here was built between the 1950s and the 1970s, which means when you walk a house with me I am looking at the furnace, the panel, the windows and the sewer line, not the paint colour. I can tell you roughly what a fix costs before you write the offer, and whether a “needs a little work” house needs a little work or forty thousand dollars.

Plenty of agents hand you a vendor list. Sometimes those vendors paid to be on it. My Real Estate Power Team of Specialists is largely the same people who worked on my own house. I taught in an elementary classroom before I sold real estate
Six years as an elementary music teacher, and ten years as a life coach. Between them, that is sixteen years of explaining hard things to people and sitting with them while they decide something difficult.
Selling a house is almost never only about the house. It is attached to a divorce, a death, a new baby, a job at Hill, a parent who cannot manage stairs any more. The transaction is the easy part. I am comfortable in the other part, and I do not rush it.

The property management licence is worth a sentence of its own. It means that when you ask me “should I sell this house or rent it out?” — a question I get constantly in Clearfield, because the price point makes the numbers work — I can walk through the actual answer with you instead of steering you toward the version that pays me a commission.
Why I think real estate is worth understanding
I did not come to this from sales. I came to it from renovating my own house and realising how few people are ever shown how property actually builds a family’s position. Five things stack:
- Appreciation. Clearfield’s median sale price rose about 4.9% in the year to June 2026.
- Someone else can pay the loan. A renter is buying a house every month. It is simply not theirs.
- You can buy it with very little down. There is no other asset most families can control this much of with this little cash.
- Depreciation. On a rental, the tax code lets you write down an asset that may be rising in value.
- Tax treatment. The code treats people who provide housing favourably.
The basement ADU in my own house is that idea in practice rather than theory. Clearfield is one of the better places in Davis County to try it, because entry prices are lower and Hill Air Force Base — 26,893 people employed there in 2024 — provides steady rental demand. I am not a financial advisor or a tax professional, and you should talk to one; I can tell you how the property side works and what the numbers look like on a specific house.
