Sunset is the smallest city in north Davis County: 1.3 square miles, all of it developed, 5,475 people at the 2020 census. It is boxed in on every side — Hill Air Force Base to the east, Clearfield to the south, Clinton to the west, Roy to the north — so there is no room left to build and almost everything for sale is resale. The housing is small-lot and modest, 1,892 units, median resident age 30.6.
That makes Sunset one of the easiest ways into Davis County. Most of it went up for Hill Air Force Base and Ogden Arsenal families from the 1940s on, and it still suits first-time buyers, downsizers and investors. Falcon Ridge is the newer exception, built from 2020, homes and condominiums. Sunset Dale, Buena Vista, Terry Dale, Roi Dell, Sunset Place and Commonwealth Square are the older pockets buyers ask about.
Sunset Elementary, Doxey Elementary, Fremont Elementary and Sunset Junior High all sit inside city limits, which is unusual for a city this size. High school is Clearfield High, in neighboring Clearfield.
Work is next door. Hill Air Force Base is Utah's largest single-site employer, about 26,900 personnel, and it shares Sunset's eastern fence line, so for many here the commute is minutes. I-15 and Main Street (SR-126) run the length of the county, the Clearfield FrontRunner station is minutes south with free parking, and Salt Lake City is 25 miles south, Ogden 10 north.
Weekends stay close: lit ball fields at Central Park, the skatepark at North Park, the playground at Rachael Runyan Memorial Park, and Sunset City Fun Days each July with a parade, a 5K and a car show. The Rio Grande rail trail runs through Clearfield and Clinton, and Antelope Island is out on the lake to the west.
